The calculation is based on neighbourhood average listing prices (Emlakjet, August 2026) adjusted for a new-build premium, the 1.5× construction area rule, an 85% saleable area ratio, and the 2026 state package (₺875,000 grant + ₺875,000 loan + ₺125,000 relocation) plus 24 months of rent assistance. Actual outcomes depend on parcel zoning, soil survey, ownership structure and construction cost. Not a binding offer.

No. Following the 2023 amendment to Article 6 of Law 6306, the decision carries with a simple majority of land share (50%+1) — measured by share, not by headcount. Dissenting owners are given 15 days by law; if they still decline, their shares are sold at public auction after a licensed valuation. No building permit can be issued until this procedure is completed in full.

Demolition, permits and title work may follow later without losing eligibility. Since the assessment takes 3–4 weeks, we advise not leaving your application to November.
It depends on your neighbourhood. In central and coastal Bakırköy, most projects require little or nothing. In more affordable neighbourhoods of Bahçelievler and Bakırköy, current construction costs may require a cost contribution per unit — but the state package and rent assistance cover most of it. The calculator above gives an estimate; the exact figure appears in your free report.
Tenants do not receive monthly rent assistance from central government, only a one-off relocation allowance (₺24,000 in Istanbul). We consider that insufficient: on every project we take on, tenants resident for more than five years receive additional relocation support and first refusal on renting in the new building. This is not required by law — it is our standard.
On rent assistance. Central government provides up to ₺12,000 monthly and the Istanbul Metropolitan Municipality up to ₺18,000 for owners, reaching around ₺30,000 combined, with higher amounts for pensioners. Applications must be made within one year of evacuation — a strict deadline. We handle the process on your behalf.
This is the sector's most real risk and it is managed by contract. Our standard has three layers: (1) the 6% statutory guarantee, (2) a property mortgage — the only security that survives contractor insolvency, (3) completion insurance. Your land share transfers in four milestone-linked tranches, never at once, and the contract states a daily delay penalty as a figure. We do not use vague wording such as "subject to construction conditions".
20–24 months on average from assessment to handover: 3–4 weeks assessment, 4–6 weeks owners' decision, 2–4 weeks contract, 3–5 months demolition and permit, 14–18 months construction. Before 2026 this ran to 28 months; the 50%+1 rule cut the decision stage from months to weeks. Permits take 50–80 days in Bahçelievler and 55–90 days in Bakırköy.

No — under Article 7 of Law 6306, title-deed fees, notary fees, stamp duty, inheritance and transfer tax, municipal fees, parking contributions and infrastructure participation shares are exempt. VAT on the first 150 m² net of your new home is 1% instead of 20%. The exemption must be claimed in writing before each transaction and every document must recite the statutory reference — we manage this for you.
Yes, genuinely free and non-binding. We earn through a 5% development management fee and a success premium paid by the contractor. The premium works like this: the contract states a floor sharing ratio, and we take 20% of every point we lift it above that floor. In other words, the better your deal, the more we earn. Our full fee schedule is published above, as it is.
